Architect · Bordighera

From design
to site

Residential renovations across Western Liguria and the French Riviera. One architect from the first site visit to handover.

The studio

FDLabs is the studio of Francesco Di Laudo, an architect registered with the Order of Architects of Imperia, Italy. I work on my own and bring in structural engineers, building services engineers and surveyors when a project needs them.

You have one point of contact for design, permits and the building site. I work with Italian, French and international clients, including people who live abroad or are new to Italian procedures.

Where I work

Ventimiglia, Bordighera, Sanremo, Imperia and the inland villages of Western Liguria. In France, Menton, Roquebrune-Cap-Martin, Cap-d'Ail and Nice. Further away, I work remotely with targeted site visits.

What I do

Renovation design

Survey, existing-condition drawings, architectural design and cost estimate.

Building permits in Italy

CILA, SCIA and building permits in Italy, with land registry updates when needed.

Site supervision

Coordinating contractors and checking time, cost and quality on site.

Pre-purchase advice

Checking compliance, planning constraints and what can be done before you buy.

For studios and professionals

Software and technology consulting

I help other studios and professionals bring new software and technologies into their daily work: BIM, automation and AI tools, from choosing them to setting them up.

Let's talk

How I work

  1. Site visit

We look at the property together and talk about what you want. I tell you straight away what is feasible and how long it takes.

  2. Design and costs

Survey, design and a bill of quantities, so you know the budget before work starts.

  3. Permits

For properties in Italy, I prepare and file the permit applications and deal with the local offices.

  4. Building site

I supervise the works, coordinate the contractors and keep you updated until handover.
